How Old Do You Have to Be to Rent an Airbnb in the US?

To rent an Airbnb in the US, you have to be at least 18 years old and book the stay in your own name. That’s the platform-wide floor, but it isn’t the whole picture: guests under 25 face extra limits on booking entire homes close to where they live, and individual hosts can require booking guests to be older than 18, up to a ceiling of 25.

Why 18 Is the Floor

Airbnb’s Terms of Service prohibit anyone under 18 from creating an account, whether as a guest or a host.1Airbnb Help Center. Age Requirements The person who makes the reservation and checks in has to meet that threshold personally. Minors can travel as part of a group, but the booking must be in an adult’s name, and that adult has to stay at the property too.

The rule tracks contract law. At 18 you can legally enter a binding agreement, and a reservation is one. Airbnb needs someone it can hold accountable for damage, house-rule violations, and payment. If you’re 17, there’s no workaround inside the platform.

The Extra Rules for Guests Under 25

Turning 18 doesn’t unlock every listing. Airbnb restricts US guests under 25 from booking entire-home listings in their local area unless they’ve built a track record on the platform: at least three positive reviews and zero negative reviews.2Airbnb Newsroom. Strengthening Our Safety Commitment to U.S. Hosts and Communities Long-term bookings are exempt. The policy is aimed at unauthorized parties in residential neighborhoods.

If you’re under 25 without the review history, you still have options:

  • Book outside your local area. The restriction only applies to nearby entire-home listings; travel to a different city and any entire home is open to you.
  • Book a private room or a hotel room. These listing types are open to every guest 18 and older, regardless of location or review count.2Airbnb Newsroom. Strengthening Our Safety Commitment to U.S. Hosts and Communities
  • Build your review history. A few successful stays in private rooms or out-of-area homes can get you past the three-review threshold fairly quickly.

When a Host Requires You to Be Older Than 18

Individual hosts in the United States can set their own age minimum for the booking guest, but they can’t push it higher than 25.3Airbnb Help Center. Age Minimums for Homes in the United States A host who wants only guests 21 and up can enforce that; a host who tries to require 30 cannot.

Hosts who set an age minimum have to follow specific disclosure steps. The minimum must appear in the listing description before you book, and the host must send a follow-up message confirming you understand and meet it. The host can check your ID at check-in to confirm your age, but generally cannot ask you to submit ID through Airbnb’s messaging system without a legal reason. If you book a listing and then find out you don’t meet the host’s age minimum, the host has to let you cancel without penalty.3Airbnb Help Center. Age Minimums for Homes in the United States

The age minimum applies only to the person making the reservation. It doesn’t limit the ages of children or other guests traveling with the booking guest. Outside the US, hosts generally can’t impose age minimums unless local law requires it.3Airbnb Help Center. Age Minimums for Homes in the United States

Parents Can’t Book for a Teen Traveling Alone

A common workaround people try is having a parent book for a minor who will stay solo. Airbnb doesn’t allow it. For personal travel reservations at homes, you cannot book on behalf of someone else unless you’re staying at the property with them.4Airbnb Help Center. Booking a Stay for Friends and Family Hosts rely on the booking guest’s profile, reviews, and verifications when approving a reservation, and a third-party booking cuts that off.

So a parent can’t reserve a listing and send a 16-year-old to check in alone. The person who books has to be the person who shows up. A minor traveling with the booking adult is fine; a minor as the sole occupant is not.5Airbnb Help Center. Traveling with Children

What Happens If You Lie About Your Age

If Airbnb finds out you don’t meet its age requirements or that you misrepresented your age during registration, the consequences are real. Your reservation won’t be confirmed if you fail identity verification in the required window,6Airbnb Help Center. Verifying Your Identity on Airbnb and the platform can cancel existing bookings and suspend or remove your account.

If you think your account was suspended or a booking canceled in error, you can appeal by contacting Airbnb or using the appeal link in the notification. You’ll need the reservation codes, an explanation, and any supporting documentation, and Airbnb will consider new or corrected information.7Airbnb. What Happens If a Listing or Account Is Suspended, Restricted, or Removed Under Ground Rules for Home Hosts Trying to game the system by lying about your age is one of the fastest ways to lose platform access for good. If you’re a few months from turning 18, waiting is the better move.
