A timeshare points chart is the grid your developer publishes for each resort showing how many points one night (or one week) costs in a given room type during a given stretch of the calendar. Read it by finding the intersection of your travel dates and the unit size you want: that number, multiplied by the nights you plan to stay, is what the trip will draw from your annual allotment. Everything else about planning a points-based timeshare vacation builds on that one lookup.
What the Grid Shows You
Every chart has two axes. One runs through the calendar, broken into weeks or date ranges from January to December. The other lists the unit types available at that resort, from studios up through multi-bedroom suites. The cell where a date range meets a unit type holds the point cost.
Most charts also sort weeks into demand tiers with labels like Platinum, Gold, Silver, and Bronze. These signal how sought-after each stretch of the year is at that specific property. A Hilton Grand Vacations resort in Orlando tags spring break, summer, and the holidays as Platinum and drops shoulder weeks into Gold or Silver.1Hilton Grand Vacations. Club Reference Points Chart A ski lodge inverts that pattern, with winter weeks taking the top tier.
You can find the current chart through your developer’s owner portal, in the member handbook, or inside the public offering statement you received at purchase. Always confirm the year on the chart before you calculate anything. Developers can and do adjust values between years, and a stale chart will throw off every number you run.
Reading a Stay Step by Step
Pull up the chart for the resort you want. Find your dates on the calendar axis and note which season tier they fall into. Check whether your nights land on weekdays or weekends, because most charts price those separately. Then slide across to the column for your unit type. The number in that cell is your per-night cost. Multiply by the number of nights.
A worked example makes this concrete. At Club Wyndham Atlanta, a studio on a Sunday-through-Thursday night costs 24,000 points in prime season and 22,600 in high season. Friday and Saturday nights in the same studio jump to 41,500 points in prime season and 38,000 in high season.2Club Wyndham. Club Wyndham Atlanta Points Chart The weekday discount is one of the easiest levers for stretching an allotment.
Unit size is the other obvious lever. A two-bedroom deluxe at that same Atlanta property runs 65,000 points on a prime-season Friday, compared to 41,500 for a studio on the same night.2Club Wyndham. Club Wyndham Atlanta Points Chart If you are traveling as a couple and do not need the second bedroom, downsizing can free up tens of thousands of points for a second trip.
Resort choice matters too. A one-bedroom at a flagship Hawaiian property costs considerably more than the same-sized room on the mainland. Each resort has its own chart, so part of planning is comparing them to see where your points stretch furthest.
Why the Booking Window Matters as Much as the Cost
Knowing the point cost is only half the equation. The other half is whether you can actually get the dates.
Club Wyndham owners can book at their home resort 13 months before arrival through the Advance Reservation Priority window. The standard window for all other Club Wyndham resorts opens at 10 months before arrival.3Club Wyndham. Booking Windows – Owner Guide High-demand weeks at popular properties can be gone by the time the general window opens, so the 50,000 points sitting in your account are useless for a week that is already full.
Identify your target dates on the chart, calculate the cost, and set a calendar reminder for the day your window opens. A few days of delay is often the difference between the room you wanted and whatever is left.
Planning a Full Year Against Your Allotment
Once you can price a single stay, zoom out. List every trip you want to take, look up each one, and add them up. Compare that total to your annual allotment. If the number is close, you have a workable plan. If it is well over, make trade-offs before booking season rather than after.
The adjustments with the biggest impact, roughly in order: shift travel from peak to shoulder season, swap weekend nights for weeknights, downsize the unit, or pick a lower-tier resort within the same network. Combining several can cut a trip’s point cost by 30% to 50% without changing the vacation much.
Translating Points Into Dollars
Points are not free. Annual maintenance fees put a real dollar figure on every point you own. In the Marriott Vacation Club Destinations program, the 2025 maintenance fee worked out to roughly $0.81 per point.4Marriott Vacation Clubs. How Much Do Timeshares Cost? Multiply the total points for a trip by your per-point fee to get a rough dollar cost. A 150,000-point stay at $0.80 per point costs you $120 in maintenance fees for that trip alone, on top of what you paid to buy in. This is how owners decide whether a points stay actually beats booking the same room on the open market.
What the Chart Does Not Tell You
The grid shows point costs. It does not show the fees that stack on top.
Housekeeping Credits
Some systems deduct a housekeeping credit for every reservation, regardless of length. Club Wyndham deducts one credit per reservation, and if you run out for the year, additional credits cost $185 each at booking.5Club Wyndham. Housekeeping Credits Splitting a two-week vacation into two one-week reservations uses two credits where a continuous booking would use one.
Guest Certificates
Booking a reservation for someone else usually triggers a guest certificate fee. RCI charges $109 per guest certificate, with Platinum members receiving a 25% discount, and regular transaction fees still apply on top.6RCI. How Much Does an RCI Guest Certificate Cost? If you are sending family on a trip with your points, budget for this.
Transaction Fees
Some developers charge for bookings made through a live agent rather than the online portal. Club Wyndham charges $39 per additional reservation transaction once you exceed your included allotment, with the fee waived for bookings made through the owner website.7Club Wyndham. Club Wyndham Owner Guide – Reservation Transactions Fee structures vary across developers, so check your program’s schedule.
Banking and Borrowing Without Stranding Yourself
Most systems let you shift points between use years, which matters when your planned trips do not match your allotment evenly each year.
Banking saves unused points from the current year for use the next year. Borrowing pulls next year’s points forward. Disney Vacation Club allows members to do both.8Disney Vacation Club. Disney Vacation Club – Banking and Borrowing Points The deadlines are real. Miss the banking cutoff and the points vanish.
RCI handles unused points differently. They are automatically saved into a second use year, with a $36 fee applied when the automatic save occurs if no points were used during the first year.9RCI. What Can I Do if My Points Are Close to Expiring? Points can be extended into a third use year for an additional fee that varies with the number of points. After that, standard members lose whatever remains, though RCI Platinum members get a fourth year at no extra charge beyond the initial extension fee.10RCI. What Is Extending Points?
Borrowing has a trap. When you borrow for a big trip this year, you have already committed next year’s allotment. If your plans change and you want a different trip next year, you will be short. Run the multi-year numbers on the chart before you borrow.
Point Values Can Be Rebalanced
The numbers on your chart are not locked in forever. Developers and managing entities can adjust how many points a given room and season require. Owners who bought a specific allotment can find their points buying less than the sales presentation suggested.
Florida law requires the public offering statement to disclose the circumstances under which point values can change, the extent of those changes, and who has the authority to make them.11The Florida Senate. Florida Statutes 721.07 – Public Offering Statement The managing entity also has authority to forecast reservation demand and reserve accommodations for exchange programs or rentals, which can affect what you see as available even when point costs have not moved.12Florida Senate. Florida Statutes Chapter 721 – Vacation and Timeshare Plans Review the public offering statement before you buy, because it fixes the rules for how your points are valued.
For forecasting, the safe assumption is that point requirements drift upward over time. If a week costs 150,000 points today, do not build a ten-year plan on that number holding flat. Pull the updated chart every year and reset your projections.
Getting Points Back If Plans Change
Even a careful forecast runs into cancellations. Knowing the recovery rules keeps a missed trip from becoming a total loss.
Club Wyndham’s approach is representative. Cancel 15 or more days before check-in and the points are returned to the use year they came from, with all original benefits intact. Cancel within 14 days of check-in and the points are forfeited. For last-minute reservations made within 15 days of check-in, there is a 24-hour grace period. Same-day reservations must be canceled by 11:59 p.m. ET.13Club Wyndham. Club Wyndham Resources – Canceling a Reservation
Club Wyndham also sells a Points Protection add-on that extends the cancellation deadline to 11:59 p.m. ET on arrival day.13Club Wyndham. Club Wyndham Resources – Canceling a Reservation If your plans are uncertain, that protection is cheaper than losing the points. Other developers offer similar products on their own terms.
One detail catches owners off guard. Cancel a reservation that used borrowed points and those points return to the year they were borrowed from, not your current year.13Club Wyndham. Club Wyndham Resources – Canceling a Reservation A canceled trip does not automatically free up points for a replacement vacation this year. Weigh that before you borrow.
Pull next year’s chart as soon as it is published, price every trip you are considering, compare the total to your allotment, and make your banking or borrowing decisions before the booking window opens. The chart is one input in a larger calculation, and owners who treat it that way tend to get the vacations they planned for.
